How to Avoid Frozen Pipes

Even if the cold never bothered you anyway — it may have a big impact on your bills and on the pipes in your home. Here are some key points to keep in mind:

  • Pipes exposed directly to severe cold, like outdoor pipes (house bibs, irrigation lines) are most likely to freeze.
  • Protect exposed pipes by draining out door hoses when not in use.
  • Insulate pipes and faucets in places prone to cold temperature, especially any that may be in attics, water lines to swamp coolers, garages and crawlspaces.
  • If leaving your home overnight, shut off the main water valve.
  • Prestige Tip: Make sure to schedule with Prestige Properties to get your swamp cooler winterized.  Failure to have your swamp cooler winterized may lead to costly damage to the property and to your water bill!
  • Prestige Tip: Report any leaks or suspicions of leaks immediately. If after-hours, call the emergency line at 760-218-3824. Neglecting to report a leak or pipe burst may result in tenant-costs. See your maintenance addendum for more info, or call the office to receive a copy if you have lost yours.
